Americana Centre Condominiums and Townhomes ‐ The Basics
The Americana Centre consists of approximately 416 high-rise (Adams House and Hamilton House), garden-style units, and row homes.
There are 14 floors in the Americana high-rises and three floors on the garden-style buildings.
A small number of two-story row homes line the courtyard.
Floor plans (excluding row homes) include studio, 1BR/1BA and 2BR/2BA varieties.
HIgh-rise and garden units are standard apartmenty-style.
Americana Centre Condominiums and Townhomes ‐ Daily Living
The Americana Centre has garage parking available for its residents, as well outside assigned parking, covered parking, and guest parking.
Technically, garage spaces are assigned by the American Centre and do not convey.
However, garage spaces are generally not reassigned when a unit is sold and passes to another owner.
Each unit owner may have up to two pets, including dogs.
The weight limit is 35lbs per pet.
Rockville is the closest metro.
Walkable to Metro?
At a distance of approximately 0.2 miles, Rockville metro is an extremely easy stroll across the crosswalk, directly across from the Hamilton House.
The premises maintains “controlled entry,” meaning you must provide credentials (key fob) to enter building.
There is also a front-desk area staffed 24/7.
Washers and Dryers
Units in the high-rise do not have washers/dryers in them but they are on each of the buildings floors.
Garden-style units and row homes are equipped with washers and dryers in-unit.
High-rise buildings have additional storage units in the basement.
These may be assigned to owners on a first-come, first-served basis but they are not deeded.
High-rise buildings have elevators but the garden-style buildings do not.
Cable and Internet
Residents may choose from Comcast and Verizon.
Students residing at Americana Centre are served by Beall Elementary, Julius West, and Richard Montgomery School Districts.
Always check with MCPS to confirm this information is accurate and up-to-date.
Gas cooking is available in the building.
Flooring is dependent on the individual condo owner's choices.
There is a "Dolly Madison" community room located in the basement of the Hamilton House.
There are no smoking restrictions in the Americana Centre.

Residents have access to a car-washing station, as well as a sauna.
Americana Centre Condominiums and Townhomes ‐ Cost Of Living
Condo fees at Americana Centre range between $900 and $1100 per month.
Move In Fee
There is a $250 move-in fee for the high-rise buildings and a $150 fee for the garden units.

Americana Centre Condominiums and Townhomes ‐ Recreation
The Americana Centre has a recently renovated fitness center on-site.
Residents have access to an outdoor pool at no additional cost.
There are no tennis courts in the immediate vicinity.
There are no playgrounds or tot lots in the immediate vicinity, but there is a very large courtyard between the two high-rises and surrounded by the garden-style condos.
